The housing market is hot and home buyers are looking to buy the best house, at the best price, and they are even willing to get into a bidding war when they find the house they have been looking for.

However, a lot of home sellers are missing out on better offers and bidding wars because they simply did not hire the right agent to market their home.

Enticing Pricing Strategy

Determining the right price to list your home is critical to attracting the right buyers and getting you the most for your home. If you price your home too high, you may end up competing with homes that are bigger than yours or have more features. If you price your home too low, you may end up leaving money on the table.

When we price your home, we carefully analyze what is currently on the market and how their home compares to yours. We want to sell your home for the highest price possible while still attracting as many potential buyers as possible.

As a former loan officer, I can tell you that a lot of home buyers start looking at homes near the bottom end of their budget. However, at the end of the day, about 90 percent of home buyers gradually look at home near the top of their budget because the homes priced at the bottom end of their budget simply do not meet their needs.

The key to a well-priced home is to list it in a price bracket that is just under what you expect to sell for. This way home buyers who are actively looking are enticed to come take a look at your home because it falls into their price range. Additionally, home buyers who have just begun searching for homes at or above your homes price range will be enticed to take a look because it is priced a bit lower than other homes that are comparable in the area.

We have seen time and time again that this pricing strategy often leads to a bidding war that eventually pushes home buyers at the top of their budget to put in their best offer. Meanwhile, the home buyers who have more wiggle room within their budget are enticed to offer more if they really like your house.

In today’s market, simply putting your home for sale on the MLS and other syndicated feeds simply is not enough. Home buyers want to know about new listings and they want to know about them before anybody else.

Technology is so far advanced that a simple daily email with listings becomes a nuance to continually thumb through. Although we still send out these email to our current buyers, we also use newer strategies that have proven to be more effective to reach our buyers first.

One effective tactic we use is re-marketing on Facebook and Google. We know that when home buyers visit specific pages on our website that they are interested in buying a home. With hundreds of visitors a day to our website this means we have thousands of home buyers we can instantly tell about your home the second it is ready to be sold.

Additionally, we employ push notifications that simply can’t be ignored.  When a new home hits the market we send out a push notification to all of our subscribers (hundreds of them) that shows the basic details of your home.  A sample of a push notification is below.

A typical agents marketing strategy goes something like this, when your home is ready to get listed it gets entered into the MLS and gets listed with third party sites like Zillow and Trulia.  Next an email gets sent out to everybody who has subscribed to receive home listings with a licensed realtor. Finally a typical agent makes a quick post on their social media pages and then waits for offers to roll in.
